Amber is a very enthusiastic and driven lady who knows how to take action and is always reachable. This is not a pre-crisis real estate agent used to earning money with minimal effort. Amber goes all out! My property was sold very quickly, and this was partly due to good preparation in collaboration with Amber and her team.

Due to the shrinking housing market and falling prices, there was little glory in selling the house. In consultation with the real estate agent, various things were tried: after initially trying regular sales, switching to an auction to sell it and later still significantly lowering the price. The auction only worked partially; it did attract more attention (many extra viewers, an article in Het Parool and an offer to appear on a TV program; unfortunately there wasn't enough time for that last one), but it didn't result in a sale. Ultimately, a sale could be facilitated by accepting an offer at the lower end of the hoped-for asking price. The real estate agent did try his best, but I missed taking that extra step. My expectation pattern/hope was that a real estate agent would attract more potential buyers to sell the house, but in the end it had to come from me buying it myself. Perhaps because offers were low, but when a house is already empty as a seller you simply have more urgency to sell and expect an agent to act on this. In this regard, I believe the real estate agent could have done more. An improvement point for the real estate agent in my view would be proactivity (assessing what the buyer wants/ expects and responding promptly). The idea of the auction did come from the real estate agent, but another sales strategy had to be requested first by me as a seller.

This was very important to us as a family. You made a beautiful brochure with nice photos, a good description of the house and neighborhood, which is very important for (potential) buyers. The approach to selling our house by Amber Nooij from Thuis in Vastgoed was different than what we are used to from real estate agents. First, with Thuis in Vastgoed as the real estate agent, we got a team of motivated experts who were all there to help us sell the house together. A stylist for the presentation, a writer to express our feelings about living in this place well, a photographer to beautifully present the strong points of the house, and an inspector to technically inspect the house. In this way, we could present all important aspects of our home to potential buyers. Second, Amber Nooij combined excellent market knowledge with inspiring enthusiasm to find several potential buyers who best fit the house and living environment. This is how we were able to sell our home very quickly to a nice young couple who will have a great time here. The most important thing for us was that clear agreements were made about the sales process with Thuis in Vastgoed, and all agreements were kept. From the start, we felt that the real estate agent was 100% involved in the sales process. We found it enormously pleasant to work with Amber and her team and can now plan our next step much earlier than expected. We wish everyone who wants to sell or buy a house a real estate agent like this.

After having worked with two larger, well-established real estate agencies, we came across Amber Nooij at Thuis in Vastgoed. Immediately it was clear that this brought a completely different approach, collaboration and dynamic. Personally, expert, involved, no 9 to 5 mentality, always looking for opportunities and keeping us, the laymen, well informed about market developments and processes. A real recommendation !! Gaby is an agent with a lot of expertise. After each visit from viewers, he provided clear feedback. It became apparent that he always tried to think along with the viewers and offered creative solutions when necessary, to keep the property interesting. For example, how to turn a staircase into extra space. Nice is that this happens in a no-nonsense way, definitely not with slick sales talk. Furthermore, Gaby continuously works on new marketing tools to reach the challenging market. I would certainly recommend this agent!
