0 stars, 1 star is generous. Moved into a recently renovated apartment on the First Van der Helststraat in Amsterdam. No internet. It's the 21st century. Had to contact them to get the contractor back to come and break open the walls to find and connect the cable. A great start. Then: leakage from the bathroom ceiling. Every time I showered upstairs. Had to contact them for repairs. When I dared to ask a contractor to look at it himself, I was put in my place and told that they had to decide whether the damage was caused by them or if I did it myself. Yes, did I flood my own ceiling?! Well, clearly they decided it was my fault because 1.5 years later it's still not repaired. Beautiful shower room... impractically furnished. No shower door, so water goes everywhere. The door wasn't painted with the right paint; it's peeling off, swelling up and the wood is rotting. Contacted them. An appraiser came by. Then nothing more. What now? Ah yes, the apartment above is being renovated. After a particularly heavy rainstorm I woke up at 5 am to see brown water streaming down my bedroom walls. I had to run around like crazy to save my furniture. I informed the real estate agent but had to call the contractor myself to get repairs done upstairs to prevent further damage to my apartment. My bedroom was unusable for three days while I dried it out, so I slept on the couch. Sent several emails with photos and videos, no response. The ceiling and walls are brown-stained and look absolutely disgusting. The following week I heard a strange sound in the kitchen. Another leak from the ceiling. Enough water to fill a mop bucket. Got hold of the contractor who fixed it. But not before my kitchen wall had become delightfully wet. Sent another email with photos and videos, no response. Let's not forget that the contractor didn't lay down dust sheets or protect the space. The entire stairwell was full of cement dust and the dark blue carpet turned white. I couldn't walk down the stairs without getting stains on my clothes. Emailed about this but got a reply... that it would be cleaned up when the work was finished. So in four months' time. You want us to live in this asthma hazard for four months?! Another real estate agent picked up the same message and sent a cleaner round (who only vacuumed the carpet, the walls of the stairwell are still sticky and dirty). How could I forget the poor ventilation? Every time someone cooks, smokes or even farts downstairs, my apartment smells like it. Really, my friend has asthma so the cigarette smell irritates him enormously, he can't breathe from it. Told them about this. They did... absolutely nothing. Well, Mr. Appraiser came by again, which led to more of nothing. I had a real estate agent when I rented this place, she also tried contacting them but was ignored. The reviews she wrote and left on Facebook and Google have been deleted, which they'll probably try doing in this case too. Oh, and don't bother calling, they never pick up the phone. At the moment I think they're screening. During the last two leaks they did manage to ignore me deliberately but managed to send me an email about a rent increase. So there is someone working there! Why aren't they responding? I suspect that they are obliged to inform the house owner of such problems and the costs involved, so it's better to ignore them and pretend tenants are happy?! I suspect they'll try delaying repairs while doing it at the same time, and will be setting up and painting the upper floor so that costs can be hidden and written off as renovation costs. Just my suspicion. How can I call this? Mismanagement seems like an understatement. I'm living with rotting walls and mold, for God's sake! And the rent is not cheap, let's just call it premium prices. It clearly doesn't matter to them what condition their properties are in or what tenants think of them. Amsterdam is a fast market, they can re-let within hours. Clearly all that matters to them is money. Whatever you want to call this level of unprofessional behavior, it's outright disgusting and I would urge everyone seriously to consider letting these clowns manage your property.
