Last year it was decided to switch from the VvE to Gewoon VvE Beheer (GVB). The preparatory talks went very well, clear agreements were made. This not only involved agreements between the VvE and GVB but also communication between the previous VvE manager and GVB. This process went smoothly and with great satisfaction. There are various matters that require further attention, such as permissions at banks. Even this was resolved in good cooperation. GVB is very proactive in solving all kinds of problems on the complex together with the owners. The board is kept well informed and consulted here. Since January 1, 2025, Gewoon VvE Beheer has been the new manager of VvE Ruimteplan DivMag at Het Arsenaal 44 in Den Helder. Gewoon VvE Beheer handles the technical, administrative, and financial management for our VvE. We are very pleased with this collaboration and find Gewoon VvE Beheer to be an experienced and highly involved manager who quickly addresses and resolves issues. The communication between Gewoon VvE Beheer and the board is also of a very high standard. In our opinion, it's a recommendation for any VvE looking for a new manager.

It is telling that this company chose The Night Watch as wall paper for their new office building, just like Rembrandt's masterpiece broke the artistic conventions of its time. Because of this, the Housing Mediators have no qualms about breaching the clauses in their own contracts – especially when it comes to refunding deposits. After renting an apartment from them, my wife and I recently moved and returned the apartment in excellent condition as confirmed by them in the handover protocol. Furthermore, we never had any rent arrears and delivered all documents they deemed necessary for our deposit to be refunded. They have confirmed this in writing and promised to return the money. However, it is now over 9 weeks since we received confirmation, and more than 10 weeks since the end of the rental agreement, and we still haven't gotten our deposit back. We've sent them multiple reminders and put them on notice almost two weeks ago, but I suspect Martijn Valk thinks he can keep our money because we moved abroad. This will force us to take legal action against them. Unless you want your rightfully earned money invested in a shiny light advertisement board or coffee machine in their new office building, I advise everyone considering doing business with the Housing Mediators to avoid these scammers at all costs!

Be careful when doing business with this company. My girlfriend was terribly scammed and deceived by Martijn Valk and his gang. She has already told her story, but after serious intimidation and threats, I also want to give an extra warning. I absolutely will not back down for him; he has the name SCAMMER in Den Helder, but apparently no one dares to do anything against his mafia-like practices. It must stop. I will involve all media available to expose this criminal. If you are also a victim of this man, please feel free to contact me. Together we are strong and do not let yourself be intimidated.

Als beheerder opereren we namens de eigenaren van de woningen, die hebben besloten de huurovereenkomst op de einddatum te beëindigen. Onze focus ligt doorgaans op constructieve oplossingen en open communicatie. Het is spijtig dat de interactie tussen ons en uw partner een negatieve wending heeft genomen. Wij streven naar professionele uitwisselingen, ondanks eventuele spanningen. We willen echter benadrukken dat we afstand nemen van vermeende dreigementen, aangezien deze niet passen binnen onze zakelijke aanpak. Everything has been regularly settled by now. Also, the mediation costs previously charged have now been neatly refunded. So, the landlord mediator did a great job in restoring things! Thanks a lot. I've since had contact with the landlord mediator. They admit that they didn't behave properly in this case. I received an assurance that everything will be handled without court intervention as promised. That sounds good; let's wait and see if everything proceeds as agreed. Rating changed from 1 to 3 stars. Unfortunately, we also have experiences similar to those of Ruud Lava. Despite assurances, the deposit is not refunded. Eventually, a lawyer had to be hired, yet they still drag out the process. They also continue to charge mediation costs to the tenant. This organization acts as if it's above the law. For landlords, perhaps it’s a great organization, but for tenants: stay far away from this place!

Je kan met alle vragen bij Martijn en zijn mensen terecht. Voor ons is het belangrijk als er klusjes gedaan moet worden dat je ook de zelfde contact persoon kan aanspreken. Dus wij zijn heel tevreden bij Martijn en zijn team.
