Very disappointing experience with the sales procedure of Kalenberg Noord 30 in Ossenzijl. As one of the two last serious bidders, I unfortunately had to conclude that this office does not practice equal treatment, transparency or professional handling. My increased bid of €452,000 without financing reservation, sent by email (as allowed in their own sales instructions), was only acknowledged after repeated inquiries. To date, there is no proof provided that this offer has actually been communicated to both sellers. Also, a bidding logbook has not been provided, even though the house has since been removed from sale. Furthermore, I was incorrectly informed about the motives of the sellers ('the brother did not want to sell'), while it later turned out that the daughter – who is incidentally the client of the office and co-owner – had taken over her brother's share. This dual role was never disclosed, indicating serious conflicts of interest. During the sales process, essential documents were missing, such as a complete floor plan and a filled-out questionnaire. As a result, there was no equal information provision compared to other bidders, like the daughter, brother, and neighbors who also showed interest. My request for direct contact with the sellers (now that the office is no longer playing an active role) has been repeatedly denied, thereby blocking my remaining chance of purchase. This experience demonstrates a lack of duty of care, transparency, and professional integrity. A real estate agent should mediate objectively, not entangle interests or withhold information.
