Het eerste contact met Ferenc van Obér Makelaardij ontstond 12 jaar geleden toen hij ons uit de brand hielp bij een spoed taxatie. Nu kregen we een woning uit een erfenis en omdat de wens bestond om wellicht de woning te verbouwen en te verhuren hebben we opnieuw contact opgenomen met Ferenc. Vanaf het eerste gesprek verliep het contact erg prettig, er werd goed meegedacht in de mogelijkheden en onmogelijkheden van de woning. Toen uiteindelijk besloten was om de woning te verkopen hebben Ferenc en Marloes werkelijk alles uit handen genomen.Via Whatsapp werd veelvuldig duidelijk en helder gecommuniceerd over bezichtigingen en afspraken. Als er iets gedaan moest worden was het antwoord van Ferenc eigenlijk altijd: "Geen zorgen, regel ik!".Ik kan daarom Obér Makelaardij van harte aanbevelen vanwege de deskundige kennis maar ook het warme persoonlijke contact.Als wij ooit weer een huis verkopen weet ik wel welke makelaar wordt ingeschakeld: Obér Makelaardij!

The first contact with Ferenc from Obèr Real Estate occurred 12 years ago when he helped us in an emergency valuation. Now, we received a property through inheritance and since there was the possibility of renovating and renting out the property, we contacted Ferenc again. From the very first conversation, the interaction was extremely pleasant; they thoughtfully considered both the possibilities and limitations of the property. When it was finally decided to sell the property, Ferenc and Marloes truly handled everything. There was frequent clear communication via WhatsApp about viewings and appointments. Whenever something needed to be done, Ferenc's response was always essentially: 'No worries, I'll take care of it!' Therefore, I can wholeheartedly recommend Obèr Real Estate due to their expert knowledge as well as the warm personal contact. If we ever sell a house again, I know which real estate agent will be involved: Obèr Real Estate!

The real estate agent was involved in the purchase of our current apartment and the sale of our old corner house. In hindsight, this is an undesirable situation. Therefore, we will always hire two different real estate agents in such cases. The selling price of the house was initially estimated quite high (too high) based on our own expectations and those of the agent. However, after drafting the concept sales contract, it quickly dropped because, according to the agent, there was less interest shown for viewings than expected based on experiences in the neighborhood. It is unclear to us whether this was due to market conditions (in the area or month June 2024) or another cause. Ultimately, an agreement was reached with a buyer at a price both parties could accept. When drafting the purchase agreement for our current apartment, the agent made it difficult when we insisted on amending Article 16 because of uncertainties about the legal seller (the seller did not have proof of inheritance rights during negotiations but would be the sole heir to the apartment). The cadastre registration provided certainty for us as buyers regarding the actual transfer. The desired amendment was deemed unnecessary by the agent and only included in the purchase contract after consulting our financial advisor. Finally: The transfer of our house itself would have been arranged through good consultation. However, the agent promised potential buyers that this could take place around Christmas (period June to seven months), without coordinating with us as sellers. This led to a stressful period trying to reach an agreement. Ultimately, the transfer took place two months earlier than expected, so bridging mortgage costs remained within budget.
